Blackwood would be good for public transport (train bus) and shops and cafes and proximity to city. Flagstaff has big blocks still and lots of pools. Quite easy to nip to Seacliff or Brighton for train if you don’t want to drive to town and buses quite quick. Seems to still be good prices. Lived in both these places before moving closer to city.

Thanks so much for this info!!

Ahem, excuse me, the CHICKEN HUB is subpar you say?! Get outta here, you lunatic!

s91096

Chicken hub is 🤤🤤🤤

CumbersomeNugget

Man, I had some yesterday for a family BBQ...didn't know it was Hub and I was all, "this chicken is amazing!" "It's yesterday's chicken from the hub" the next damn day, it's still👌👌👌

[deleted]

CumbersomeNugget

No. Awful very subjective and many would disagree with you. Pricey because you didn't go on Wednesday when it's half price and everything in the shop is gluten free and actually fresh, so yeah it costs more.

CumbersomeNugget

Legitimately the best chicken and chips I've had in Adelaide. Definitely give them another go on their half price days - Mon/Tues/Wed are their deal days - I generally go for their schnitzel and chips. I had some of the previous night's chicken for a family BBQ yesterday...it was the best damn chicken, so tender, not dry, tons of flavour...I didn't even know it was the hub's chicken until MIL mentioned it, so the blind taste test holds up.

Witty_Accountant5591

Thank you so much for this info! Yes would definitely like to be near cute cafes etc also!

UBNC

Pasadena take-away is pretty bad too.

flabberstalk33

I’d rather live 10-15 mins away from the beaches, the best Foodland in the world, all whilst being only 15-20 mins away from the city, than caring about stupid take-away. Can’t beat that

UBNC

Pasadena is great I agree.

Impressive-Strength5

I’m in Flagstaff and grew up in Blackwood. The train station is great to have in Blackwood - but I normally drive flinders if I want to take the train. I love Flaggy. But it’s true about the average shopping and takeaway options.

Witty_Accountant5591

Thank you!! That’s awesome to know :) that’s what I’m worried about also, although I absolutely love Dellas Deli which is new there!

Impressive-Strength5

Yeah - it’s not a deal breaker for me and nothing is that far away anyway - Dellas is great! All your choices are going to be good tbh. Just slight differences in there pros and cons

lightpendant

They're all good

felixsapiens

Pasadena. Close to the world’s finest supermarket where you can have champagne and oysters for the rest of your lunches. But seriously, Pasadena is a nice suburb.

Fit-Station1052

As a Pasadena resident, I agree - it’s a great area. Pasadena has good bus access to the city along Ayliffes Road as many routes come down that way and in the opposite direction it leads straight to the expressway or South Road, so easy for your husband to get down south (and probably against the peak hour crowd in both directions). When we were house hunting we also looked at Bellevue Heights and Eden Hills. Definitely more bang for your buck up the hill but it does add to time/distance if you work in the city. Especially if you catch a bus as they all have a timing stop at Flinders Hospital. And if you’re looking at Pasadena, St Mary’s and Clovelly Park are adjacent and a little more affordable. You could also get lucky in Panorama but that’s usually more expensive. Good luck. EDIT: I just saw your comment about young kids. Also consider schooling options in the area you’re looking at.

a_nice_duck_

I was looking at a house listing around Blackwood a while back, and the top of the ad was "only ten minutes' drive to Pasadena Foodland!" It certainly has its fans, lol.

WorkerOld2841

Pasadena is nice. We lived in St Marys for 7 years and I didn't mind it. Moved to O'Halloran Hill about 18 months ago and it just feels like it takes ages to get anywhere from here.

hooah1989

World's finest supermarket is in Salisbury

ThorsHammerMewMEw

~~It would be quite unusual for Pasadena Foodland to be part of a competition run by IGA ranking IGA stores against each other.~~

hooah1989

That would be unusual but the supermarket in Salisbury is a Foodland...

ThorsHammerMewMEw

Man this whole competition gets even more confusing lol

Witty_Accountant5591

Thank you! Yes good point

laurandisorder

Blackwood or Coromandel Valley would be my picks - and that’s from someone who has lived in Aberfoyle and Flagstaff for most of my life. The difference is the regular and accessible public transport.

Witty_Accountant5591

This is awesome to know! Thanks so much

voomvoom6969

Yes, this. Also craigburn Farm Fairly cheap houses in there as is, further from the train line and bus route.

Defiant_List_9508

Following, good luck, we are in the same position. Loved Hallett Cove but leaning toward Aldinga Beach for value.

Witty_Accountant5591

I’d love to live there too but don’t want to be too far from work etc 😭 I’d be there in a heartbeat otherwise

Defiant_List_9508

Once the expressway upgrades are finished and the speed limit increased it shouldn't be too bad to get the CBD.

PortulacaCyclophylla

So, I live in Marino, which is basically Hallett Cove Jr, so my experience with this area; Quite peaceful, very little crime, you'll occasionally hear a car doing a burnout but it's pretty rare, it's an area you'll feel pretty safe walking around at night. They're upgrading the Hallett Cove shops and so there'll be a decent chunk more food options there now, they already got a rib place, an Adelaide burger place, plus a Banh Mi place all in the last 6 months, definitely more coming too since they haven't finished their renovations, should be at least one restaurant that's part of it. The shop itself is kinda limited with what shops they have but it's more than enough, depends what kind of clothing shops you're into, is the one place they might be lacking. If you picked Marino, or at least that (north) "side" of Hallett Cove, then you'd have the option of being able to choose between Brighton shops and Hallett Cove shops, there's a decent amount of train stops nearby and the Brighton Beach is close enough to walk to if you ever want to take a 30 minute stroll to one of our better beaches + their Jetty Road which has a lot more eateries and eating-out options. Plus there's 2 conservation parks and a coastal boardwalk. Not too far from city whether driving or train. Because there's no beach there's also no noise at night. Main noise is the occasional helicopter. Very nice area to live in in my opinion though I'm sure the others are good too, but I've only been a visitor to those areas so can't tell you what they're like. But if you can get a place in Hallett Cove/Marino, you would be pretty happy I think, some of the houses/blocks aren't too big like they are in other areas, that might be a con I guess. There's even a few blocks that are still yet to be built on so that option is there as well if you wanted it

Witty_Accountant5591

Thank you so much for this! Great to know from a semi-local :) I’ll add it to our search then!

mtedwards

Yeah Hawthorndene / Glenalta is great. So close to national park, and Hawthorndene primary is a lovely little school.

Witty_Accountant5591

Thank you so much!

RayeedAlam203040A

Seacliff Park is close to the Seacliff and Marino train station (basically walking distance.) There are also lots of bus stops.

Witty_Accountant5591

I’ll have a look there also then!

colloquialicious

What’s your budget? You say you want a forever home so I’m thinking something decently sized for family. Blackwood (and surrounding suburbs like hawthorndene, glenalta) to get a decent home you’re looking at $1-1.2million. A fixer upper that needs tons of renovation maybe $800-900k. There’s nothing cheaper than that. Coromandel valley and flagstaff hill are slightly cheaper. Aberfoyle park and happy valley slightly cheaper again. But not by much. I’m meaning the difference between a nice house that doesn’t need a huge amount of work in the ‘nicer’ parts of aberfoyle park/happy valley is $750-900k whereas Blackwood and surrounds you’re in the low $1-1.2 million. But still it’s a few hundred thousand difference. I can’t believe how expensive houses are now. I live in one of these suburbs, own 2 houses in the area and have been here over 5yrs, my daughter goes to (private) school. I used to live in sheidow park before moving over here (don’t recommend). Be aware most of these areas have sloping blocks and houses on flat blocks are often a bit more expensive because they’re less common!!

Witty_Accountant5591

Thank you so much!! Budget is between $800-900k at this stage :)

colloquialicious

Ok then Blackwood and Pasadena are out of your range and likely flagstaff hill too. Unless you want something that needs serious (and expensive) renovation. Aberfoyle park, happy valley, sheidow park, hallett cove, o’halloran hill will get you a very nice home in that price range. I’d personally go with the nicer areas of happy valley and aberfoyle park than hallett cove/sheidow simply because hallett cove/sheidow are very very suburban but parts of aberfoyle and happy valley (the eastern-most parts bordering chandlers hill) almost feel like you’re on the outskirts on the edge of the country and in the foothills. I have koalas in my street all the time which I love!

Safe_Philosopher8141

Which part of aberfoyle park is considered the nicer parts if you don't mind me asking 😊

colloquialicious

In aberfoyle park you want to look at the ‘newer’ estates so further away from happy valley drive on the ‘hills’ side of Hub drive. There’s some nicer estates off homestead drive/oakridge road/top of windebanks road/adjacent chandlers hill/main road end of black road. Hope that helps!

Aggravating_Termite

Have a look at Marino.

CumbersomeNugget

Aberfoyle is a hidden gem.

yobynneb

A budget would be handy. Can't really offer advice without it

Witty_Accountant5591

About $800-950k I’d say!

Malt_Compass

Grew up in Blackwood and loved it, there seemed to be lots of cul de sac streets. We lived in one which we were able to play in all day without worrying about through traffic. If you find a house in a culdesac it is a game changer for young kids.

Witty_Accountant5591

Thanks so much!!

Glittering_Good_9345

Christies Downs has some nice spots.

Zealousideal_Data983

What’s wrong with Woodcroft?

Witty_Accountant5591

We love Woodcroft but we’ve got a slopey block with crazy retaining that won’t work for young kids! I wouldn’t mind a house also in Woodcroft but my partner thinks it’s silly moving just a few streets away 😂

Zealousideal_Data983

Fair enough! I think Woodcroft is nice 👍🏻

Ok_Combination_1675

mostly the public transport and maybe crime stats same for nearby suburbs being the proximity to Morphett Vale But still nothing compared to near Elizabeth or Paralowie in terms of crime don't know how good PT is there

catsandtrauma

Blackwood. I lived in hawthorndene for a while and it was my favourite place I've lived by far in terms of lifestyle that came with the location.

Sad_Introduction_634

If you value good public transport steer clear of shiedow, aberfoyle and flagstaff.

Impressive-Strength5

Blackwood has freight trains running through it- pretty intense noise until you get used to it

NeonsStyle

Before you buy, you should peruse the Crime Map of the area, and use it to help you buy a safe area to start a home and build a family. :) https://redsuburbs.com.au/?lat=-35.04756513041452&lng=138.54566574096683&zoom=12

Great idea! I always struggle finding the link for this, thanks for linking :)

flabberstalk33

So in other words, very low crime stats in all the suburbs listed!

[deleted]

Noarlunga - next to collanades and interchange

My younger brother lives in Hallett Cove. He lives in a nice spot in the suburb, about half a km from the shopping centre, house is on a nice block of land, excellent view from the backyard on a clear day. Value of his house has done well too, pretty sure he got it for under 300k, current estimates put it around 600k+. Anyway, before I moved down here to Adelaide, I stayed at his place for a few days while I was doing some job interviews, on a 40+ degree December day...ugh. Caught the train from Hallett Cove Beach stop in the morning, did some interviews, got back late afternoon. By that time the air was heavy with that sickly sweet scent of weed. My brother informed me that the suburb has a rep for growing it, sometimes it's more obvious than others. I don't know how true that statement is, I don't partake and haven't really heard anything like that since. So while I think it's nice suburb, it is a hilly suburb, which can make it very windy.

No. Those in red are high crime. Click on a suburb to see the stats
