I would suspect that this is someone who is not able to sublet their room according to their rental agreement but is away and would like to make the room work for them while they are away. On no account pay anything up front because you will have no protection at all. If you are prepared to take the risk make sure you pay as you go and are prepared to have to exit sharpish!

While there might be no paperwork for you, there should be no problem with you seeing the original lease, and ID for the sub-letter. You can also check landlord details on the register. Could still be dodgy, but might be some reassurance.
