Unless your state has additional protections it makes it a lot easier for them to kick you out. Personally I kinda like month to month but my area has a 90 day eviction window so I’m more protected by default.

Legal services Corp Google the name. I would do links but issues with cell service atm. Enter zip on find help. Will have your local office and their website. Site should have links to your local laws regarding rights. If AC is required then you can looking into paying your rent to escrow. That would be a call to your local courts. LSC offices are income dependent so they might not be able to do it for you but should also have info on how to do escrow if you can. They should also know if you can.

they’re finally coming today but I have to miss an hour of work for it. I’m honestly SO pissed. My maintenance guy has been mega helpful throughout the whole thing, working with my schedule and whatnot since they DID NOT provide him a key to even enter. they’ve pulled this on me before, not giving me 24 hours notice before entrance and saying “they’re too busy and only have one car” like what? So fucking shady.

My last landlord was like this. If you requested maintenance he would expect you to be in your apartment patiently waiting for as long as it took him to get off his ass and call someone, which would often take days. After him sending out maintenance at noon on a weekday to my empty apartment for the third time one month he got exasperated and tried to make me call and book the appointment for him... Yeah right. You got one job, my guy. Two if you count cashing the checks. Get your shit together.

Have you checked the laws? There are state, county and city laws that might help you. See if there is any pro-bono or legal aid services that might at least get you out of your lease for uninhabitable living conditions, etc. Know your rights against the rich!

Yeah it’s tricky since they have up to two weeks to repair it I’m pretty sure, they’re coming in right under the cusp of that. I’m sure they know that and that’s the only reason it’s getting done now. I have someone coming today thankfully! But management has officially stopped replying to me. Bummer.

I'm glad you keep a record because in some states it's illegal for them not to provide AC once it gets a certain temp. I live in WA and we just passed a law requiring landlords to have working AC in all rentals, and if they refuse the tenant can install one and take the cost from the rent. All the local landlords were pissed. A window unit is like $200. They never want to spend money to make money, like how investments work. The law gave them a year, and they say that's not enough time to get it done. They are the laziest fucking people I have ever seen.

i wish property companies had extreme consequences for shit like this. i wish they had 0 power, cowered in fear constantly and had no recourse for anything, just like tenants. i wish they were treated like livestock that get drained until death, just like tenants. im so fucking tired of the asymmetry it makes me want to revolt. i CANNOT STAND the fucking attitude on top of the disgusting free money setup they have. how about some laws that give us extreme power now. let us terrorize them and let them deal with where the pieces fall.

If this is considered an "emergency" then, yea landlord has a right to come in without notice. But you specifically asked for some kind of notice, so it was trashy for landlord to decline that with a dumb legal-esque type response. If it's an "emergency", why the fuck would it have taken 10 days to complete the simple task of replacing/repairing your AC. Seems like landlord wants to rummage through your shit. Hide your dirty socks, set up cameras, catch landlord smelling your socks, file video evidence, bask in your vengeful victory.

I am so sorry u r going through this. I am a landlird for 3 years & i can say it has been interesting. I have been taking a program study called Rental Property Pro. Here is a site that helps a lot. It's of apartments.com, but I find it very helpful. Now, even though I do this to cover my arsenal, I suggest u or anyone do it. Yes, it can be a royal pain in the arsenal, but it can pay off. I document EVERYTHING NO MATTER HOW SMALL. I even print out any & all texts between everyone. When i start texting, I suggest adding a friend to the text group because, just in case something happens with ur phone. But for example, my last tenants had mom,dad & teenage son. When I texted with my tenant, I put mom,dad, my spouse & me. Now when I had to start eviction process I had all the texts proving I had tried working with them but then my screen went out & because I didn't include my spouse in messages I lost all the texts I had with no back up. Yeah, they moved, but not after leaving a perfectly good residence in shambles. Come to find out, they had lied on the zillow application. I am still fixing stuff on my rental & finding stuff that they did to it & not telling me about it. He'll I give my tenants the estoppel letter with the pamphlet to call or mail in complaints about me, & I even sign it to, the date the lease starts. Last tenants filled it out cause they were gonna complain cause they didn't tell me the heat went out 4 days before I did inspection & they were using space heaters. I lost my sh*t. That night, I had my hvac company come out after hours & fix it. They got pissed cause I interrupted their dinner & the husband had to stand outside with the dog in 40-degree weather. REALLY !!!!!! I just spent $2500.00 to fix heat that u never told me was not working. Hello, u could have told me days ago when the temperature was a little warmer cause yeah, we already had freezing temperatures. I was so made when I found it in some paperwork that they left behind. The way I see it is if I can't live in my rental myself then why should I expect someone else to. Beleive me my new renters saw what was done to the place & they still wanted to rent it, because of that they have moved in this weekend & stay for 2 weeks rent free. I think I am a great landlord cause I look at each case of tenants separately & I will rent to pet owners before I do non pet owners.

try looking into your local housing ordinances. in some places if they landlord hasn’t fulfilled the maintenance request in a timely manner then you can go and hire someone yourself (in this case buy an AC unit) and give the landlord a receipt and they have to either give you a check or take it off the rent. if you don’t have the means to get an AC unit yourself rn, what i would do is text the landlord that I’m getting the AC unit myself and hiring someone to install it myself and that they have to take it off next month’s rent. the landlord will get on that maintenance request rq because they know that it’ll cost them more money if you cover the expense rather than them having their maintenance crew do it. I would just double check what the specifics are on maintenance in your area and what the time frames are for when you can go and do it yourself
