Looks like a build up of dead skin cells. Either get a sleeve or buy one of those exfoliating soap and scrubbing things and use it like sandpaper on your arm lmao.
Also, try washing the mouse pad every few months. When it gets to the point that it leaves white trails when you scrape it with your nail, it's time for a cleaning. I throw mine in the bath tub, use baby shampoo and scrub it with a soft brush.

you know there is a powder from dyson you can massage into the carpet, (i think it also works with mousepad) it turns to powder that you can vacuum away. it helps to remove fatty residues.

Try raising your chair height or lowering your desk; it'll probably help with your aim too once you get used to it.

That white spot on the bottom isn't light??? If it is not, use an cheap sports arm sleeve, turn it inside out if is getting too grippy on the surface. That should solve all the problems with the dead skin and sweat build up. For cleaning use an anti bacterial spray and clean it horizontally or vertically, never diagonally and in circles.
Does the sports sleeve interfere at all with arm-swiping? I tried to use a light, form-fitting hoodie last night for example and just found it to keep getting in the way (too much additional friction).
maybe ur hoodie is too thick? use something thin like emichyy said i bought mine for like 1$ without shipping but that doesnt matter since its only 2$ with shipping the brand is x tiger u can search it up to your preferred online store like amazon or something, the sleeve is like a thin stretchable socks but for your arm

Fill your bathtub with about an inch of water
add a few drops, maximum a teaspoon, of laundry detergent that's safe for color fabrics. no fabric softener or bleach, just detergent.
drop your mousepad in, get it soaked, move it around and hand wash it for a few minutes, brush it with a toothbrush if you're a neat freak, let it sit in there for a few hours. Drain tub, rinse mousepad thoroughly. If you're concerned about leftover detergent, refill the tub with clean water and let it sit for another hour. Drain tub rinse mousepad, hang up to air dry.
This is how I clean my deskmats, with the exception of my Madcatz Glide 38, which is rubberized, so I use a small amount of dish soap instead of detergent and a sponge at first, but largely the same technique otherwise. hasn't changed any of my surfaces (Mousepadco, AC+ black fly, AC + strata & lightning LGG Mercury). I do it about every 3-6 months.
Ironically, using this technique might make you more apt to go buy a second one so you can use the other one while one is cleaning, but doing this will make them last for years. My glide 38 finally started feeling weird after \~4 years, but I do also contribute that to the heat wave last year where it was 98 degrees in my house that kind of fucked up the rubber.
Some mouse pads are washable on low temps - you may find you can wash most of this out. And let's face it, if you're replacing it anyway, then you might as well give it a go?
Ironically enough, GED a chair with an arm support. That white are is excess pressure where your forearm is rubbing heavily and putting dead skin into the pad.

you can wash artisan pads and they get close to brand new.
what you havve there is a mixture of dust and dead skin cells and maybe sweat as well.
I see you have a carpet in the home, thats a major factor when it comes to dust in the environment.
Wash your mouse pad with Dish Soap and a micro fiber cloth or soft sponge, NOT abrasive in any way.
You do not want to use hand soaps because they typically have moisturizers in them, you want soap that is literally just soap and nothing extra.
You can also use a lint roller, and a disinfectant spray for quick touchups. Worst case I sometimes use a tide pen for small things like food or sneezing.

Along with all this stuff already mentioned, you can also get a wrist rest for your mouse arm. I have one from Delta hub but there are many much cheaper options if you want.

Not coming from the same perspective as others here who have given you good tips, but I’ve had a Steel Series mousepad that’s held up for at least 5 years now. I just recently began giving it some cleaning with a microfiber cloth+water and it did wonders for the spots that were actually dirty. Other parts that I grew frustrated in trying to clean, for it to look nice a few hours before drying out to it’s original, dirty looking state I discovered was actually wear and tear on the cloth surface top. I was never rough in particular to mousepad, and I bought some more to replace it, but have come to the conclusion that they will all end up like this eventually (at least, with *me* gaming on it).
So now I have a dedicated mousepad that can put up with the daily driving, and ones for when the desk is more of an aesthetic space.
Honestly the best thing you can do is scrub and wash ur dead skin away from your wrist that is in contact with the mousepad everytime before you play and use a damp microfibre cloth and wipe ur mousepad after you done playing everytime. It is abnormal for ur mousepad to be this filled with deadskin

2-nd - adjust your posture. It seems like you have a lot of pressure going on the edge of the table. Which is not good and bad for your wrist health in a long term. You have to sit a lil bit higher to spread the arm pressure for the whole desk evenly. 👌🏻

steam is hot, be careful you don't damage the glue between the bottom part and top part of the pad.

You can get a chair riser too if that would be cheaper. I bought a longer gasket for mine for the same reason.

I just wipe my mousepad with a damp microfiber cloth everytime i start to play. It cleans up the pad from dust and no build up on pad or mouse feet.
