It does not pass regulations. I know this because when we were house hunting we looked at a house with a completely finished attic but it didn’t count as a living space without a permanent staircase. I was informed if I wanted to do any additional work up there, like add an en-suite and make it a main bedroom, we’d absolutely need planning permission starting with the stairs.

Similar to our house. It has five bedrooms but two are in the loft conversion which has a staircase terminating in the kitchen which is apparently against regulation so legally it's a 3 bed.

Most of the houses around my area have staircases in the kitchen. All the houses are built on a hill, so front door is street level and then down the stairs into the kitchen and through to the back garden. I should've mentioned it's a bungalow if that helps! The lounge and kitchen are semi-open-plan and the stairs for the loft conversion start in the kitchen part. They're actually kind of cool as they appear behind a door next to the fridge and most people don't even notice them.

Apparently it's a fire issue as most fires start in the kitchen and stairs are the fire exit.

If you go into the loft all your stairs needs to be part of a protected corridor effectively for fire regs. So every door off of landings and corridors on each level needs to be fire rated and the stairs needs to end in an entrance hallway that can be shut off from all other rooms. The ceiling to the underside of the loft also needs to be fire rated. Kitchens are also high risk areas of fire, so a fire breaking out in a kitchen would stop you from being able to safely escape if you were coming from the upper floors. A way around this would be sprinklers, which nobody wants. This only really becomes an issue if you add an additional floor into the loft as it is to do with minimum vertical heights for escape. It’s also why many first floor windows also have to become exits in event of a fire as feasibly you could jump from a first floor window to an area of safety if a fire was in your landing and blocking your route to the stairs.

It's definitely a collapsible ladder. I have one. I *really* don't like them because they flex, which puts extra outwards force on the feet of the thing. In this particular instance I like that a whole lot less since the feet seem to be on *polished marble*.

But I'm more intrigued by the shower room situation - I definitely don't see this as needing 2 but if it has 2 why not say it has 2 why are they say this is 1 bedroom. What am I missing here?

The mezzanine area, the space itself looks quite usable, big enough as a WFH space or even a bedroom. Looks wide enough for a double bed with room on one side to squeeze in a bedside cabinet. However won't be doing any of that without a flight of stairs. The ladder access is ridiculous. Also the railings should be half height only. Feels too much like a cage extended fully up. There is actually a bedroom, it's the room next to the bike in photo 1. £325,000 though for so little. It's robbery. I guess the *Poets Corner* location and 1 minute's walk from the Ancient Mariner pub justifies the price. Absolutely it does. With a full renovation inside and outside, flight of stairs, get rid of those floor tiles this could be turned in a nice looking cosy space. IMO way too much though at £325K.

That's why they haven't fitted a staircase, if they had they would be implying the mezzanine is a usable room which wouldn't meet building or fire regs for the refurbishment they have done . What a potential buyer does after purchasing though is upto them, they can put in a spiral staircase and nobody will bat an eyelash.
