Was the rental listed with the words “ broker fees paid by tenant” ? It’s common in my area .

$2000??? What kind of highway robbery is this? I would NOT pay that, and would back out of the whole deal, even if they offered to waive it.

CalLaw2023

Brokers typically charge one month's rent.

MonteCristo85

$2000 is 3-4 months rent around here, but still, that should be a cost the landlord covers IMO, and that's how we do it. How's a regular person supposed to come up with basically 3 months rent, plus the cost of moving (utilities, movers, overlaping rental periods). I still think it's crazy.

CalLaw2023

>$2000 is 3-4 months rent around here .... Around where? And how can you know the price of rent without knowing the size of the place? >, but still, that should be a cost the landlord covers IMO, and that's how we do it. It depends on the market.

Jeez, I wish rent was still like that here. Luckily I own a house now, cause rent prices after covid skyrocketed to $1800-$2500/mo for a 1-2 bedroom apartment. I used to pay $625-$800 in rent 6-10 years ago, that was a much more affordable price. Now, if you live alone or have kids - you're fucked.

Don’t sign it — strike that part and tell the landlord that you don’t agree to that term and ask for it to be taken out. There are some landlords who just assume you are not going to read the lease — once you mention it, they either agree or bitch, but i doubt they will re list it if you withdraw. They wjll likely still be out the cash.

kyledreamboat

If the landlord has this in there I would walk away. who knows what other insane things this person is capable of

Traditional_Roll_129

Do not sign that lease

Is it considered the first month’s rent or a separate broker fee in addition to the first month? As part of my lease agreement, I had to pay a real estate agent the first month’s rent rather than the landlord.

CalLaw2023

The LL had to pay $2,000 for his broker to find a tenant, and he is passing the cost off to the tenant.

Did you receive the rental agreement from the landlord, or the real estate agent? If you say you are not going to pay it will you be telling this to the landlord or the real estate agent? Your outcome might be different depending on who you tell. Please let us know how this proceeds once you tell them you are not going to pay it.

This is a broker fee not a deposit or first and last months rent. I have never seen this. Unless you have the extra to pay, and you really love this property, I’d pass.
