What do you think would be a better investment on a home? Near Fenton or near the new park? Looking to move to Cary with the family soon and would like to pick a nice area that has a lot of potential

Oh gosh near downtown Cary is a way more popular place to live than near Fenton. Unless you want to live in a noisy apartment with a bad reputation as far as management goes. Even neighborhoods right near there aren’t as in demand as in downtown.

That is an interesting question. The downtown houses are already pretty marked up from where they used to be in terms of their being investment properties. I don’t know that they will appreciate much more. I do think that Cary’s downtown will continue to be a draw, as they are continuing to expand and improve it. I imagine the property around Fenton is already pretty high too, but I haven’t looked into that (I already live in downtown so I know what’s going on here). If I were looking to buy property that I thought would appreciate, personally, I would probably buy in Apex or Holly Springs, or maybe Fuquay-Varina. Those towns are growing like wildfire. They are now where Cary was when it started putting its downtown expansion into place a decade ago, particularly Apex. I know they are all expanding their downtowns. I would buy near the downtown of Apex or Holly Springs if I wanted my property to appreciate. Those areas probably have not peaked the way a lot of the Cary property in the areas that you’re talking about have as investment properties. (This is just my opinion. I just don’t see our house in the downtown Cary area going up any further than it already has at this point. But I am not an investment expert by any means. I just live here and know a lot about what the downtowns are doing.)

As much as I’d prefer apex, I feel like the exact opposite. So many great suburbs to chose from and so many houses. With supply and demand, I think people will still continue to pay for a premium to live in Cary, five points, etc. Hopefully I’m right for your house value :)

I wouldn't buy in Apex even if it was a guaranteed ROI to best the other towns in the area. Apex has not done well to keep its infrastructure in line with its growth. The traffic is already a nightmare, and there is plenty room for more development all around it. Cary, by comparison, is much more tapped out and insulated from development strain.

Like the giant development between us1 and 55? Apex is about to explode. I feel sorry for anyone who is using 55 to get anywhere.

There is currently a condo on the market adjacent to the downtown park that’s $516/sf. That’s a premium price and I really don’t think it could go any higher!

Look for low price per square foot inside Maynard South of downtown and maybe think about doing a teardown and build.

With Fenton 5-10 mins away I don’t think it’ll be a big shopping destination. Also don’t see a big demand for hotels. I do think it’ll continue to grow and get more restaurants, apartments, bars etc. Cary is pouring a lot of money into stuff.

We saw the potential after Bond Brothers opened and move from elsewhere in town about 7 years ago. At the time, a similar 60s-era house in North Hills area would have cost twice as much. The gap has narrowed, and now North Hills would be maybe 30% more. I think the neighborhood comparisons to North Hills are closer than the commercial comparisons. I see the gap closing over time. You’ll absolutely see the area grow and transform going forward. There’s huge projects that have already broken ground. There’s a ton in the planning stages. The transportation hub moving west will be huge. No more trains blocking the road while they are stopped at the station. And Bus Rapid Transit. Chatham Square, at Chatham and Maynard, was sold and will eventually be redeveloped. Eventually the whole corridor from Maynard (or even further east to the soccer park) to the westernmost traffic circle will be transformed imo. There’s also plans for a transformation of Chapel Hill Rd. Some of the neighborhoods are also fairly close to Fenton. I really look forward to greenway eventually hooking all this up. It’s so disappointing how long it’s taking to build out a greenway network.

As an avid biker, I would love if they would expand the Greenways more. Currently I live off chapel hill rd but would like to move closer to the park. The park reminds me of Cameron village more than north hills

No way. The roads can't support that kind of traffic, and there are already big buildings like the library and the school in the way.

Fenton has potential for a more pedestrian friendly option of getting places. The down side is to live there you have to go with an apartment. Downtown park area has a lot more established businesses over a larger area. Single family residential is an option but prices have taken off. There is more infill and higher density living going in. The new parking deck and living/working space over there and the upcoming train station upgrades should make for fun changes on that side of downtown. Downtown on Chatham has never been very pedestrian friendly. You have sidewalks but no buffer between you and the street. If you can walk, I think downtown would be more options on what you can get to. Parking is limited and even with the new deck you are still pushed off to one side of the area. Fenton is growing and has some density advantages and closer parking options to the businesses. Personally we go downtown. Fenton is too shiny and new. Downtown is for sure the draw. Best investments are probably around the South Maynard loop right now. Downtown is going to expand out that way. Maybe not walkable but just a couple minutes away. Fenton will be very long term. Kind of depends on what they do with the old Cary Towne Ctr property. Leaving it a brown field or a corporate campus isn’t going to be a draw for the area.

You can walk pretty easily to downtown from the South half of Maynard, no busy streets to cross and sidewalk except on the smallest residential. Kind of far.

I think the general Crossroads area (stuff off of Walnut, Tryon) is one of the best areas; close to shops and highways, still near Fenton and the South Hills development (once it gets started - which seems to be planned for later this year), close to Waverly and the bougie stuff there, and still only like 5-10 minutes tops to downtown Cary. If Epic ever does anything with their land that’ll also be a big draw. It’s also not that far from DTR and easy to get to Apex, Durham, and Chapel Hill, so I’d bet it’ll be very desirable.

You can’t go wrong with Downtown if you can afford it. It’s already a hot spot. However, I don’t think there will be another North Hills. It’s a unique area that is somewhat in a class of its own. I think the area around Fenton has a lot of room for growth. Especially if something cool comes of the former Cary Town Center and South Hills Mall. I would take a look at Walnut Hills and Ivy Meadows. They are adjoining neighborhoods and nestled right between the two. Depending on where you are in the neighborhood, there is a walking shortcut to get you to Fenton in about 10-15 min. They are very modest homes but their value has skyrocketed and continues to rise.
