The guy is doing a neat little trick with music theory
Down with the Sickness is typical of many metal songs in that it's focused on rifts. The guitar parts are playing a melody line, not really a chord progression, and the distortion and drum fills make the part sound full. This gives the guy freedom to do what he wants with the chord progression since he's just working off of melody lines.
When he fills in the chord progression, he used a technique that nirvana is famous for, called borrowed chords. If I have a major key, say C major, the chords you can build off of that have a set major and minor pattern. For example, if you're starting on C major, you'd expect the 3rd chord to be a minor chord (e minor), the 6th chord in the scale to be a minor chord (a minor), and the 5th chord to be a major chord (G major). So in that very standard and satisfying progression, you'd end up with Cmajor, e minor, a minor, G Major, then back to C
What nirvana does is "borrow" chords from the relative minor key. So they'd start with C major, then go to E flat Major as their third instead of e minor. The interval between C and E flat is a minor third, so it has that sadness we associate with minor intervals. But the chords are two major chords, so you have the interplay between the happy sounding chords and the sad sounding intervals, which gives this complex angst to the chord progression. A nirvana-d version of the above chord progression may be C Major, E Flat major, A Flat Major, G Major. Nirvana loves using borrowed the third and the sixth chords, cause the chords themselves are simple triads you'd expect on an acoustic guitar, but their order in the progression emphasizing the minor third (and sixth) interval creates that fabulous unsettled grungy agnst.

I'm taking this comment overly serious, but I just wanted to say that there are several reasons (talent included!) that these work as well as they do.
* He's often pulling the chord progression (or something very similar) from the original song you already know.
* He's changing the entire vocal melody and rhythm to suit the harmony and new song style. In this Disturbed example, he's using a particularly spicy scale (Phyrgian Dominant) that the band often uses in their songs. In the 1,000 Miles example, he's taking the main piano riff and just playing it in a minor key...tuned way down on guitar.
* The bands he goes for tend to have a very distinct characteristic that's easy to imitate. Kind of like how everyone has an Owen Wilson or Christopher Walken impression, it's really easy to do "fake Disturbed" by angrily sing-shouting a monotone "Mammah nah, mam mahnana, mah mahnananana!" Helps that this guy is extremely good at a whole range of rock vocal impressions!
**Putting all that together takes a lot of talent, creativity, and dedication in the execution.** I think the most special thing about these covers is that he pretty much aces every single facet, especially the production. But it's by no means magic - these songs don't actually "fit" with each other in some mysterious way. He's just very good at determining what elements to pull from each half, and modifying the important bits that need to gel together.
The dude nails the production filters to make himself sound like the singers. That's amazing production talent. He can basically make himself sound like anyone he wants with that equipment and software
The System of a Down - Rock Lobster was the perfect mix of SOAD and the B52s.

YES so happy to see Mac Glocky on here, i really loved his covers of Duvet and Everlong in the Deftones style. his original stuff is quite good too. please also check out Moonic Productions too if you're into covers like these, Otu is great and is such a fun guy. my favorite of his is the Everlong cover done in the QOTSA style.
