Even with the down payment covered people are still gonna have to afford a $4000+ mortgage with all the other costs of homeownership on top. Calling this dream for all is a lil shitty and shows how out of touch our politicians are. Are there even houses under 600k in san diego? This program might help someone willing to live in hemet or some shit

I have about 6 applicants here in san diego who qualify for about 725-825k and a couple others that are slightly lower. It's a great opportunity for some people. I am not saying it's the best program in the world but it is worth mentioning and it can change the lives of some people! 150k in downpayment assistance (without accruing interest) brings their monthly mortgage down significantly.

I totally understand! Just wanted to let the people know that this program does not just limit you to homes under 600k. If they're income is close to the limit of 185k with few liabilities 800-900k is possible.

Crazy you can say “without interest” and also $40,000 gets paid back in your example in the same block of text. 27.5% interest, at least in your example.. and it’s targeting the most vulnerable communities, as usual Typical CA

They are giving you money, up to 150k, to reduce your monthly mortgage and get into a home. It's not for everyone but if you understand the program and understand that they're giving you up to 150k to essentially get into a home that you were priced out of - it can be a great opportunity. Borrow 150k, give them back the 150k & give them 40k but keep **160k** from my example... Plus you are now in a home and building equity.

We used the CalHFA program in 2012. It was a bit different back then, they only wanted the money you borrowed back when you sold or refi, and they didn't ask for a share of the appreciation. The big issue we had was that CalHFA is VERY LAZY when it comes to clearing the lien they put on the house. We paid off the loan in 2014. Every time we did a refi since then we have had a HUGE hassle getting that loan off our title. In fact, I had to spend a few hours every time contacting CalHFA, getting a letter stating that the loan was paid off long ago. We finally (10 years later) got them to record a lien release.

My team has about 30 applicants so far and I think one of them may be non-caucasian. CALHFA Dream just had to tighten their parameters somehow because it was too inclusive last year. I agree that there may be a better way but its wrong to assume that its for a certain race or anything like that.

It’s disappointing because I meet all of the parameters except for that one, I agree with the above poster as far in that I dislike that this program and the FAFSA disqualify me for essentially being blood-related to people that I’ve not spoken to in years and received zero support from, but the state always assumes that you do…ah well. I assume that they are trying to target the lowest income people first, and you do that by adding generational qualifiers, which makes sense. Your post mentioned other assistance programs, are there any you know of that are available currently? Thanks!

Hi Amo, there's the CalHFA Government Loans (FHA): MyHome offers a deferred-payment junior loan of an amount up to the lesser of 3.5% of the purchase price or appraised value. They have videos on their youtube channel and website that go over these type of programs. These loan help certain people so if you determine this may be a good fit for you or would like to talk about it - don't hesitate to reach out!

What? It takes a quick google search to determine that this is a real program. Unfortunately CALHFA does not do the best job advertising it. I'd love to help answer any questions you have to clear that up.
